3. Analysis of the causes of water seepage at the base of the sunroom and treatment plan
3.1 Accident characteristics
Water seepage at the base of the sunroom.
3.2 Cause analysis
(1) The detailed waterproof structure design of the sunroom is unreasonable, and the construction is not standardized.
(2) The plain concrete base of the edge is not cleaned properly, and the concrete is not compacted.
(3) There is no waterproofing on the outer side of the edge, and the outer side is higher than the inner side.
3.3 Treatment methods
(1) Completely remove the polyurethane foam under the bottom frame of the sunroom, first brush a layer of polymer latex on the aluminum alloy frame and mortar surface, and after curing, use polymer waterproof mortar to fill and compact in layers, sealing the joint between the frame and the wall with weather-resistant glue.
(2) Chisel off the plaster layer on the outer side of the edge, wash it clean with pressure water, moisten it, and apply a waterproof layer of Meihui waterproof coating with one cloth and five coats, then plaster with polymer waterproof mortar, ensuring a slope of ≥6%.
(3) Seal the joint between the bottom frame of the sunroom and the edge with silicone weather-resistant glue.
3.4 Preventive measures
(1) The edge and the structural slab concrete should be poured in one go.
(2) The concrete strength grade of the edge should not be less than C20, using an inserted vibrating rod to compact until the slurry appears, especially at both ends where the edge intersects with the wall, which must be compacted.
(3) Apply Meihui JS waterproof coating with one cloth and five coats at the base of the concrete edge, plaster with polymer waterproof mortar, ensuring a slope of ≥6%, specific methods detailed in (Figure 2).
(4) The sunroom profile should use glass curtain wall materials, with a wall thickness of ≥2.0mm, and the bottom frame must not be spliced. Before installing the glass, the internal corners and external profile joints must be sealed with silicone weather-resistant glue.
3.5 Quality control
Focus on controlling the quality of the plain concrete pouring of the edge, and the profile bottom frame must be continuous.
The water seepage at the edge of the floor-to-ceiling doors and windows connected to the outdoor terrace is treated with the same plan.
