4. Analysis of the causes of water seepage in aluminum alloy doors and windows and treatment plan
4.1 Accident characteristics
Water seeps at the corners and around the door and window frames, affecting their functionality.
4.2 Cause analysis
(1) Rainwater seeps into the room from the gap between the door and window frame and the wall.
(2) The external window sill is higher than the internal window sill, causing rainwater to seep into the room along the window frame.
(3) There are hollow spots in the granite or brick wall and the stone door and window frames, and the joints are not sealed tightly.
(4) There is no drip line at the top of the window, causing rainwater to seep into the room through the gap between the door and window frame and the wall.
(5) The injected polyurethane foam is not sealed tightly.
(6) Water seeps at the joints of the aluminum alloy door and window frames.
(7) The corners of the aluminum alloy door and window frames did not use special corner adhesive.
4.3 Treatment methods
(1) Rectify the drip line at the top of the window.
(2) If water leaks due to the external window sill being higher than the lower window frame, rework is needed to lower the external window sill by 10-20mm below the lower window frame, and inject polyurethane foam into the gap.
The leveling and tiling of the window sill should use polymer waterproof mortar. Seal the junction between the window frame and the wall with silicone weatherproof sealant.
(3) If the gap between the door and window frame and the wall is too large, roughen the gap with cement mortar before installing the door and window frame, keeping the gap width at 15-20mm.
(4) If the water leakage is severe, remove the external door and window frame and about 200mm wide tiles or a piece of granite around it, and remove the original plaster layer.
Use polymer mortar to roughen the wall and wet tile or granite.
(5) The joints of the aluminum alloy must be sealed with silicone weatherproof sealant.
(6) The corners of the aluminum alloy door and window frames must use special corner adhesive.
4.4 Preventive measures
(1) Strengthen management, agree on standards and practices, and strictly follow the requirements in (Figure 3) to ensure the waterproof quality at the junction of the door and window frame and the wall.
(2) The construction unit must do the following:
① Use precise openings, make the window sill beam slope outward by 6%, and ensure the external window sill is lower than the internal window sill.
② Thoroughly clean the base layer before sealing, and remove the protective film on the side of the aluminum alloy frame against the wall.
③ A dedicated person should be responsible for sealing, using special tools, and providing on-site demonstrations.
④ After injecting polyurethane foam, the plastering and tiling of the window sill should use polymer waterproof mortar.
⑤ It is strictly prohibited to install the aluminum alloy door and window frame first and then pour the window sill beam.
⑥ According to the installation requirements of the aluminum alloy door and window frame, embed concrete bricks during masonry construction.
⑦ On the outer side of the opening and within 200mm of the wall, specific practices are detailed in (Figure 4), using polymer waterproof mortar for roughening and wet tiling of wall tiles or granite.
(3) The aluminum alloy door and window construction unit must do the following:
① Must install firmly according to the requirements of the door and window standard installation process.
② The corners of the door and window frames must use corner bonding techniques and special corner adhesive.
③ The sealing strip material must be made of EPDM.
④ The bottom frame must be continuous and not interrupted by the joint.
⑤ The pressure strip should be set as much as possible to the interior, with the size of the window sash pressing against the window frame ≥7mm.
⑥ Before installing the glass, the inner corners of the window frame must be sealed with silicone weatherproof sealant.
⑦ The profile section of the sliding door frame should be higher on the inside and lower on the outside to facilitate water blocking.
⑧ The joints and stiffeners of the aluminum alloy doors and windows must extend out from the bottom and top of the frame by at least 30mm, and the top should be sealed.
⑨ The gap between the pressure strip and the joint must be sealed with silicone weatherproof sealant, and the screw holes of the load-bearing friction hinges and limit wind supports must be filled with silicone weatherproof sealant to reduce water seepage pathways.
4.5 Quality control
Aluminum alloy doors and windows must be inspected for each (set) upon arrival; sealing tightness; the outer side of the opening, the wall within a 200mm range, and the window sill must be plastered with polymer waterproof mortar, etc.
